ABSTRACT

Background: Companies had to find quick solutions for continuing to work due to the pandemic in spring 2020. However, working conditions at home (teleworking) do not always comply with the basic principles and quality criteria of workplace health promotion (WHP). Objectives: How strongly is the approach of health-promoting telework (working at home) established in companies and what influences the strategic anchoring and the use of supporting materials? Materials and methods: Theoretically derived hypotheses were operationalised and 1858 Austrian companies were invited to participate in an online survey. The sample (n = 192) represents a broad mix of company sizes, sectors and regions. Results: Workplaces vary widely in their intention to implement health-promoting telework in the future. A part can be explained by multivariate path models, with behavioural control and social norms playing a central role. The former is determined by the degree of preparation for telework and its implementation in the company. In particular, teleworking culture, in addition to teleworking readiness, is shown to be responsible for the strength of social norms towards its implementation. Conclusions: Teleworking has so far received too little attention in the sense of holistic WHP. Such an implementation strongly depends on the health-promoting corporate structures and processes, the culture, and the decision-makers' scope for action. Companies are recommended to follow the concept of capacity building in order to build up competencies and knowledge and to enable appropriate measures.

ABSTRACT

Background: Monitoring differences in COVID-19 vaccination uptake in different groups is crucial to help inform the policy response to the pandemic. A key data gap is the absence of data on uptake by occupation. This study investigates differences in vaccination rates by occupation in England, using nationwide population-level data. Methods: We calculated the proportion of people who had received three COVID-19 vaccinations (assessed on 28 February 2022) by detailed occupational categories in adults aged 18-64 and estimated adjusted ORs to examine whether these differences were driven by occupation or other factors, such as education. We also examined whether vaccination rates differed by ability to work from home. Results: Our study population included 15 456 651 adults aged 18-64 years. Vaccination rates differed markedly by occupation, being higher in health professionals (84.7%) and teaching and other educational professionals (83.6%) and lowest in people working in elementary trades and related occupations (57.6%). We found substantial differences in vaccination rates looking at finer occupational groups. Adjusting for other factors likely to be linked to occupation and vaccination, such as education, did not substantially alter the results. Vaccination rates were associated with ability to work from home, the rate being higher in occupations which can be done from home. Many occupations with low vaccination rates also involved contact with the public or with vulnerable people Conclusions: Increasing vaccination coverage in occupations with low vaccination rates is crucial to help protecting the public and control infection. Efforts should be made to increase vaccination rates in occupations that cannot be done from home and involve contact with the public.

ABSTRACT

PurposeBy considering the rapid and continuous increase of housing prices in Turkey recently, this study aims to examine the determinants of the residential property price index (RPPI). In this context, a total of 12 explanatory (3 macroeconomic, 8 markets and 1 pandemic) variables are included in the analysis. Moreover, the residential property price index for new dwellings (NRPPI) and the residential property price index for old dwellings (ORPPI) are considered for robustness checks.Design/methodology/approachA quantile regression (QR) model is used to examine the main determinants of RPPI in Turkey. A monthly time series data set for the period between January 2010 and October 2020 is included. Moreover, NRPPI and ORPPI are examined for robustness.FindingsPredictions for RPPI, NRPPI and ORPPI are carried out separately at the country (Turkey) level. The results show that market variables are more important than macroeconomic variables;the pandemic and rent have the highest effect on the indices;The effects of the explanatory variables on housing prices do not change much from low to high levels, the COVID-19 pandemic and weighted average cost of funding have a decreasing effect on indices while other variables have an increasing effect in low quantiles;the pandemic and monetary policy indicators have a negative and significant effect in low quantiles whereas they are not effective in high quantiles;the results for RPPI, NRPPI and ORPPI are consistent and robust.Research limitations/implicationsThe results of the study emphasize the importance of the pandemic, rent, monetary policy indicators and interest rates on the indices, respectively. On the other hand, focusing solely on Turkey and excluding global variables is the main limitation of this study. Therefore, the authors encourage researchers to work on other emerging countries by considering global variables. Hence, future studies may extend this study.Practical implicationsThe COVID-19 pandemic and market variables are determined as influential variables on housing prices in Turkey whereas macroeconomic variables are not effective, which does not mean that macroeconomic variables can be fully ignored. Hence, the main priority should be on focusing on market variables by also considering the development in macroeconomic variables.Social implicationsEmerging countries can make housing prices stable and affordable, which will increase homeownership. Hence, they can benefit from stability in housing markets.Originality/valueThe QR method is performed for the first time to examine housing prices in Turkey at the country level according to the existing literature. The results obtained from the QR analysis and policy implications can also be used by other emerging countries that would like to increase homeownership to provide better living conditions to citizens by making housing prices stable and keeping them under control. Hence, countries can control housing prices and stimulate housing affordability for citizens.

ABSTRACT

PurposeThe purpose of this paper is to examine information and volatility linkages among real estate, equity, bond and money markets in Australia.Design/methodology/approachA novel rational expectations framework of financial contagion (Kodres and Pritsker, 2002), along with a combination of robust statistical methods including simple and dynamic correlations and generalized impulse response (Fereidouni et al., 2014) have been employed using data covering three dynamic pre-pandemic economic cycles, namely, global financial crisis (GFC) period, pre-pandemic housing boom and pre-pandemic housing downturn from 2008 (February) to 2019 (December).FindingsResults reveal information linkages across real estate, equity, bond and money markets through correlations in return and volatilities of these series. Finding indicates that the three financial markets (equity, bond and money markets) are interdependent and integrated through information and volatility linkages during the GFC period and pre-pandemic housing downturn period. Financial markets have stronger associations with real estate market during pre-pandemic housing boom. The findings contribute to the general notion that the performances of three financial markets are closely related to the "boom” phase of the real estate cycle.Originality/valueThis research provides an extension of existing literature regarding the information and volatility contagion of the expanded set of core investment markets in Australia. The findings could assist household buyers and investors in designing strategic investment portfolios/hedging strategies and minimizing asset specific risks through diversification over short-term and long-term. In addition, results could support the maintenance, growth and development of a combination of competitive balanced investment markets including real estate, equity, bond and money markets in post-pandemic economy.

ABSTRACT

The aim of this paper is to discuss the paradigm shift in residential choices induced by the COVID-19 pandemic in Europe. Firstly, the resilience of the rural regions belonging to the Northern Periphery and Arctic Program will be explored-the challenges brought about by COVID-19 within their tourism sectors, and the opportunities for rural revival generated by the current shifts in workplace mobility. The paper will then delve deeper into the case study of Ireland. The pre-existing issue of Ireland's one-off housing and suburban sprawl will be explored, and the extent to which the regional plan "Our Rural Future" will tackle these issues by optimizing building density and dwelling typology in the post-COVID-19 era.

ABSTRACT

PurposeAccurate values for infiltration rate are important to reliably estimate heat losses from buildings. Infiltration rate is rarely measured directly, and instead is usually estimated using algorithms or data from fan pressurisation tests. However, there is growing evidence that the commonly used methods for estimating infiltration rate are inaccurate in UK dwellings. Furthermore, most prior research was conducted during the winter season or relies on single measurements in each dwelling. Infiltration rates also affect the likelihood and severity of summertime overheating. The purpose of this work is to measure infiltration rates in summer, to compare this to different infiltration estimation methods, and to quantify the differences.Design/methodology/approachFifteen whole house tracer gas tests were undertaken in the same test house during spring and summer to measure the whole building infiltration rate. Eleven infiltration estimation methods were used to predict infiltration rate, and these were compared to the measured values. Most, but not all, infiltration estimation methods relied on data from fan pressurisation (blower door) tests. A further four tracer gas tests were also done with trickle vents open to allow for comment on indoor air quality, but not compared to infiltration estimation methods.FindingsThe eleven estimation methods predicted infiltration rates between 64 and 208% higher than measured. The ASHRAE Enhanced derived infiltration rate (0.41 ach) was closest to the measured value of 0.25 ach, but still significantly different. The infiltration rate predicted by the "divide-by-20” rule of thumb, which is commonly used in the UK, was second furthest from the measured value at 0.73 ach. Indoor air quality is likely to be unsatisfactory in summer when windows are closed, even if trickle vents are open.Practical implicationsThe findings have implications for those using dynamic thermal modelling to predict summertime overheating who, in the absence of a directly measured value for infiltration rate (i.e. by tracer gas), currently commonly use infiltration estimation methods such as the "divide-by-20” rule. Therefore, infiltration may be overestimated resulting in overheating risk and indoor air quality being incorrectly predicted.Originality/valueDirect measurement of air infiltration rate is rare, especially multiple tests in a single home. Past measurements have invariably focused on the winter heating season. This work is original in that the tracer gas technique used to measure infiltration rate many times in a single dwelling during the summer. This work is also original in that it quantifies both the infiltration rate and its variability, and compares these to values produced by eleven infiltration estimation methods.

ABSTRACT

The airborne transmission of SARS-CoV-2, the virus that causes Covid-19 disease, has been recognized as an essential route of contagion, so adequate ventilation is vital indoors. For this reason, the research goal focuses on carrying out the study and evolutionary and comparison analysis of the regulation of ventilation rates in dwellings in Europe (2010-2022) and on determining whether modifications are necessary for the said regulation based on the recommendations of competent international organizations. To do this, the methodology followed initially starts from the study carried out in 2010 by Christine Dimitroulopoulou, in which the existing regulation in various European countries regarding ventilation in dwellings was studied. Once this study has been analysed, it continues to update and compare the regulation of the different European countries cited in the said work, detecting during the process if a modification is necessary based on the recommendations indicated by international organizations such as the WHO or ECDC. The results and conclusions indicate that few countries have significantly changed their ventilation rates. Although the existing ones may be admissible, requiring controlled ventilation in the different regulations would be convenient.

The Association of Wooden Housing Construction notes an increase of up to 15% in the number of requests for the construction of wooden houses and associates it with the unstable economic situation and the coronavirus epidemic. The share of wooden housing construction in the total volume of commissioning of low-rise buildings increased from 34% in 2018 to 37% in 2019, and the share of low-rise housing construction in the total volume of housing construction in 2019 increased by 5% and amounted to 49.1%. According to experts, today the timber housing industry is ready for increased demand and, if necessary, can increase production capacity by another 40-50% in the shortest possible time.

ABSTRACT

Purpose>The study was designed to investigate the bidirectional causation between the real estate market characteristics (residential property prices/rents (including PTR), office rents) and the rise of coworking spaces (CSs) in the peripheral areas of Germany.Design/methodology/approach>Based on the desk research, the authors constructed their own database of 1,201 CSs. The authors gathered data on the residential and office prices and rents on a district level. To identify real market differences between districts with and without CSs, the authors applied the t-test for independent samples.Findings>The second-highest number of CSs were found to operate in the office market peripheries. This phenomenon should be explained by a search for lower office rents, which CSs seek. Most CSs in the peripheral areas of Germany were only recently established in tourist-oriented regions in the south and north of Germany. In this paper, the authors confirmed that the strength of peripheral CSs lies in the hybridity of their operations: for the majority of CSs, running a CS is a non-core business. The authors argue that the role of CSs is rather limited in attracting real estate investors and boosting the real estate market in the peripheral areas of Germany.Practical implications>The research shows that peripheral locations are attracting CSs to significant extent. The study shows that CSs can be part of corporate real estate or workplace strategies. As the majority of peripheral CSs are located in tourism areas, the subletting of vacant spaces could be a lucrative business model for hotels, particularly in the times of pandemics. Therefore, further research should focus on the role of tourist areas in the implementation of CSs model.Originality/value>The focus of this study (CSs in peripheral areas) is original. Additionally, applying the real estate perspective to study the location of CSs is novel as well.

ABSTRACT

An earthquake with a magnitude ranging from Mw = 6.9 (KOERI) to Mw = 7.0 (USGS) struck Samos Island in the Aegean Sea on October 30, 2020, with an epicentre 70 kms from the Izmir city centre in Turkey. The earthquake took place at 14:51 local time (11:51 UTC). The peak ground acceleration (PGA) of this earthquake was recorded to be 0.179 g at the epicentre of the earthquake. This earthquake occurred at a depth of 17.26 km (AFAD (2020) Izmir Earthquake Report, (In Turkish)) and lasted 16 s. The main shock from the earthquake triggered a tsunami that hit the building stocks built near the coast. During the gradual deregulation of COVID-19 pandemic regulations, various events caused considerable damage to the building stock, particularly in the Izmir Seferihisar and Bayrakli regions and resulted in a massive disruption of daily habits. The main shock caused 117 deaths in both Turkey and Greece, and 1632 people were also injured in Turkey. Moreover, several injuries occurred in Greece. A total of 103 buildings collapsed, 700 were severely damaged, 814 buildings were moderately damaged, and 7889 were slightly damaged. The basic aim of this paper is to briefly present the past and present seismotectonic characteristics of the region, present building stock, and former structural conditions before the earthquake, assess structural performance and classify distinguished earthquake-induced failures and damage due to the basin effect.

ABSTRACT

In South Africa, demand for housing close to viable/sustained sources of employment has far outstripped supply: and the size of the population living in temporary structures/shacks (and in poorly serviced informal settlements) has continued to increase. While such dwellings and settlements pose a number of established risks to the health of their residents, the present study aimed to explore whether they might also undermine the potential impact of regulations intended to safeguard public health, such as the stringent lockdown restrictions imposed to curb the spread of COVID-19 in 2020 and 2021. Using a representative sample of 1381 South African households surveyed in May-June 2021, the present study found that respondents in temporary structures/shacks were more likely to report non-compliance (or difficulty in complying) with lockdown restrictions when compared to those living in traditional/formal houses/ flats/rooms/hostels (OR: 1.61;95% CI: 1.06, 2.45). However, this finding was substantially attenuated and lost precision following adjustment for preceding socio-demographic and economic determinants of housing quality (adjusted OR: 1.20;95% CI: 0.78, 1.87). Instead, respondents were far more likely to report non-compliance (or difficulty in complying) with COVID-19 lockdown restrictions if their dwellings lacked private/indoor toilet facilities (adjusted OR: 1.56;95% CI: 1.08, 2.22) or if they were 'Black/ African', young, poorly educated and under-employed (regardless of their socio-economic position, or whether they resided in temporary structures/shacks, respectively). Restrictions imposed to safeguard public health need to be more sensitively designed to accommodate the critical roles that poverty and inadequate service delivery play in limiting the ability of residents living in temporary structures/shacks and inadequately serviced dwellings/settlements to comply.

ABSTRACT

In this study, we explored the cross-sectional associations between living and built environments and depression among older Chinese adults. Data from 5822 participants were obtained. Depression symptoms were evaluated through the use of the Patient Health Questionnaire (PHQ-9), with a score higher than 4 categorized as having depression symptoms. The living environment was assessed by asking about dust in the environment and barrier-free facilities. We considered the presence of amenities within a 10 min walking distance and the proportion of green space within an 800 m distance from participants’ dwellings to reflect the built environment. Data were analyzed by multilevel logistic regression. Participants living in a non-dusty environment with proximity to green space had a lower risk of depression (non-dusty environment: OR = 0.784, 95% CI = 0.642, 0.956;green space: OR = 0.834, 95% CI = 0.697, 0.998). However, having no access to barrier-free facilities and hospital proximity increased the depression risk (barrier-free facilities: OR = 1.253, 95% CI = 1.078, 1.457;hospital: OR = 1.318, 95% CI = 1.104, 1.574). Dusty environments, access to barrier-free facilities and proximity to hospitals and green spaces were associated with depression symptoms among older Chinese adults.

Background: To contain the coronavirus disease 2019 (COVID-19) pandemic, between March and May 2020 the stay-at-home order and contacts of people in Germany were severely restricted. Studies worldwide allow the assumption that social isolation ordered by the crisis can have a significant influence on the well-being of those affected. To better understand the health consequences of the COVID-19 lockdown and to be able to counteract them preventively, the health-related quality of life (HRQoL) of adults living in Germany was investigated in connection with the housing situation and the subjectively perceived household environment during this period.

ABSTRACT

In addition to outdoor atmospheric contamination, indoor exposure to pollutants is a prime contributor to the overall human exposure, and may condition the expressiveness and severity of respiratory, cardiovascular, and allergic diseases. This situation has worsened due to COVID-19, as people have spent more time indoors to comply with social isolation and mandatory telework. The primary purpose of this study was to assess and compare indoor air quality (IAQ) in a significant sample of dwellings of workers from a Higher Education Institution (HEI) in Portugal who were teleworking and their usual workplace. The levels of carbon dioxide, carbon monoxide, and formaldehyde, particles with equivalent diameters of less than 10 µm, 5 µm, 2.5 µm, 1 µm, 0.5 µm, and 0.3 µm, and ultrafine particles, as well as the level of thermal comfort, were measured at both of the sites assessed. It was found that most of the houses studied, as well as the HEI, had good IAQ, although there were places where the concentrations of some pollutants were above the legal standards. On the other hand, a link was identified between the IAQ and the symptoms and diseases observed in the workers who participated in the study. These results offer the opportunity to make corrective interventions, thereby controlling the sources of pollutants and promoting better ventilation in order to reduce the risk for workers.

ABSTRACT

Background: Coronavirus disease 2019 (COVID-19) is a life-threatening disease that has spread globally and received international concern. Iran is one of the countries severely affected by this pandemic, implementing social lockdown and restrictive strategies. According to Persian medicine, restrictions like quarantine have psychological and social consequences. Objectives: This study aimed to investigate the relationship between sleep quality and anger behaviors in Iran and compare it with Persian medicine viewpoints.
